Landlord & Tenant Responsibilities

Your tenancy agreement, which you signed when you accepted your home, details what the association is responsible to repair and what your responsibilities are. We will repair the fabric of your home and the common elements, provided you or your family or any visitors to your home have not caused the repair by neglect or wilful damage.

The elements we will repair are:

  • Roof  - including gutter and down pipes, terminals on the roof and loft insulation
  • Walls
  • Floors
  • Ceilings
  • Doors – front, back, cupboard and internal pass doors 
  • Skirting and facings
  • Kitchen units and work tops
  • Sinks, baths, showers WC and wash hand basins - including taps
  • Supply pipes, waste pipes, soil stacks and drains – where they are not adopted by Scottish Water
  • Electric cables, consumer unit and electrical accessories
  • Heating and hot water systems  including radiators and heaters
  • TV aerial where common but not the cable between the out let and your TV
  • Door entry system
  • Extract fans
  • Washing poles
  • Slabs, tarmac, paviours
  • Grass, trees and shrubs
  • Fencing and gates – where we have supplied them
  • Windows but not the glass unless damage caused by 3rd party
  • Buildings insurance

You are responsible for:-

  • Taking reasonable care of the fixtures and fitting in your home
  • Internal decoration
  • Keys including keys to common areas 
  • Glass
  • Toilet seats
  • Shower curtains
  • Insuring your own belongings
  • Light bulbs
  • Plugs
